On Tuesday, June 22nd, the Los Angeles County Board of Supervisors voted to extend the County’s temporary eviction protections through September 30, 2021. The order continues the ban on evictions for COVID-19 related nonpayment of rent or failure to pay back rent under the terms of a repayment plan for rent accrued during the pandemic. Tenants are also protected from no-fault evictions and evictions for nuisance, denying entry to a landlord, or unauthorized occupants or pets, if related to COVID-19.

The Board of Supervisors also lifted the prohibition on evictions for tenants in single-family homes purchased by the landlord prior to June 30, 2021, in circumstances where the following conditions are met:

  • The unit is slated to by occupied by the landlord or the landlord’s family as a principal residence.
  • The current tenant has not been financially affected by COVID-19.
  • The landlord or landlord’s family is similarly situated to the tenant being displaced as follows:
    • If tenant being displaced is aged 62 or older, landlord or landlord’s family must also be aged 62 or older;
    • If tenant being displaced is disabled, landlord or landlord’s family must also be disabled;
    • If tenant being displaced is terminally ill, landlord or landlord’s family must also be terminally ill;
    • If tenant being displaced is low-income, landlord or landlord’s family must also be low-income.
  • Landlords are also required to provide at least 60 days of written notice, pay tenant relocation benefits, in addition to other occupancy requirements.
